When a real estate agent decides to change brokers, the fate of their listings is primarily governed by the policies of the Multiple Listing Service (MLS) and the agreements in place between the agent and their current broker. Here’s a detailed breakdown of what typically happens:
1. Ownership of Listings: In most cases, listings are considered the property of the brokerage rather than the individual agent. This means that agents do not automatically take their listings when they leave one brokerage for another. The listings remain with the original brokerage unless specific arrangements are made.
2. Transfer Process: If an agent wishes to take their listings to a new brokerage, they must obtain permission from their former broker. This often involves submitting a formal request that includes details such as MLS numbers and any other pertinent information regarding the listings in question.

To locate a copy of the MLS (Multiple Listing Service) Rules and Regulations, visit the website of Longleaf Pine REALTORS® (LPR). The specific URL where these documents are available is www.longleafpinerealtors.com.

In the real estate industry, the use of photographs is governed by copyright law and the policies of multiple listing services (MLS). Generally, photographs taken by a listing agent are considered intellectual property. Therefore, copying photos from another agent’s listing without permission is typically not permitted.
Copyright Considerations:
•When a photographer takes a photo, they automatically hold the copyright to that image unless they have transferred those rights to someone else (such as a brokerage). This means that using those images without permission could constitute copyright infringement.
•The original listing agent or their brokerage usually retains rights to the photos they commissioned or took.
Obtaining Permission:
•If you wish to use photos from another agent’s listing, the correct procedure is to contact that agent directly. You would need to request written permission to use it.
•If the former listing agent agrees, they should provide you with written documentation stating that you have permission to use their photos. This documentation can be in the form of an email or a formal letter.

The Association/MLS would need your former DR/BIC to send a written request to remove you from their company roster. Please email us that request.

To integrate LPR’s Multiple Listing Service (MLS) data onto your website, you will need to obtain an IDX (Internet Data Exchange) or VOW (Virtual Office Website) data feed. This process involves several steps:
Understanding IDX and VOW:
• IDX allows real estate professionals to display MLS listings on their websites, providing potential buyers access to property information directly from the MLS database.
• VOW is similar but allows for more detailed information and requires user registration before accessing specific data.
Choosing a Vendor: If you lack the technical expertise to implement an IDX or VOW feed yourself, consider hiring a web development vendor that specializes in real estate websites. They can assist you in setting up the necessary infrastructure to display MLS listings.
Contacting Trestle:
• Trestle is a platform provided by CoreLogic, the vendor for LPR’s MLS, that facilitates the distribution of MLS data feeds. You can contact them for assistance in obtaining the appropriate feed for your website.
• You can contact Trestle via email at TrestleSupport@corelogic.com or by calling 844-530-8855. When contacting them, be prepared to provide details about your business and how you plan to use the MLS data.
Setting Up the Feed: Once you have contacted Trestle and received guidance on obtaining the feed, follow their instructions carefully. This may involve signing agreements, paying fees, and configuring your website’s backend to correctly accept and display the data.

Offers of compensation are not allowed anywhere in Realtor association-owned MLSs.

Forewarn: Forewarn provides real-time background checks on potential clients before meetings or showings, helping ensure the safety of real estate professionals by identifying any red flags associated with individuals they may encounter during transactions.
Listing Data Checker: Listing Data Checker ensures accuracy in MLS listings by verifying key details like pricing or square footage against public records. This reduces errors that could lead to complications during transactions or misrepresentations of properties listed on the market.

Even if the seller does not want their property listed on MLS, it is often required by local real estate associations to submit a copy of any exclusive listings for record-keeping purposes. This step ensures transparency and compliance with local regulations. Please submit a copy of the signed office exclusive listing agreement to your Association/MLS for their records by emailing debbie@longleafpinerealtors.com.
